ACQUISITION CRITERIA

• Apartment Land – 7 to 11 acres. Desired density ± 18 d.u./acre. Moderate income neighborhoods. Mesa , Chandler , northwest Phoenix , south Phoenix and other infill areas. Assemblages and rezonings will be considered.
  
  
• Townhome Land – 5 to 12 acres. Desired densities between 9 and 12 d.u./acre. All price points from moderate to luxury. Assemblages and rezonings will be considered.
  
  
• Existing Apartment Properties – Older class B and C properties; preferably single story; in neighborhoods that may be experiencing a resurgence in interest. Desired size of property from 30 to 80 units.
  
  
• Land Opportunities – Properties that have problems with entitlements, infrastructure, or financing (may require a quick close); price and/or terms should reflect the nature of the situation.
  
  
• Employees – Part time or full time, flexible hours, challenging and intellectually stimulating work. Administration, project coordination and business development.
